Evaluating the property
The ASTM E2018-15, Standard Guide for Property Condition Assessments. published in 2016, provides baseline standards. In today’s environment, health concerns and utility costs extend that baseline farther and deeper. The ecoPreserve team will go there:
Finding any systemic deficiencies in the facility's interior elements
Reviewing a building's equipment and controlsBased on the observations of certified inspectors, Remaining Useful Life (RUL) of all major building systems is reported.
Auditing equipment maintenanceThe team provides suggestions for optimizing maintenance schedules and recommends any additional measures to extend equipment life and building efficiency.
Evaluating grounds and appurtenancesThis evaluation can bring water savings while sustaining a green landscape.
Estimating the potential for lighting retrofits to LEDs
Identifying risk mitigation improvements to limit the spread of infectious disease
By going beyond building codes, the ecoPreserve FCA finds the conditions that will enable higher value and greater usefulness. Any necessary repairs can also return long-term utility savings and contribute to the mitigation of infectious disease risks.
Preparing the report and budget
From our findings, our team produces a Facility Condition Report (FCR) that documents system compliance with the original design/engineering intent while identifying repair and upgrade needs, short-term and long-term.
The FCR also includes an order of magnitude renovation budget, listing recommended interior finishes and improvement upgrades. Detailed photographs illustrate the findings and recommendations.
